etco HOMES is currently looking for a Assistant Project Manager.

This position is responsible for assisting the Superintendent and Project Manager from project inception to final completion and commissioning. This includes, but is not limited to all planning, organizing, and controlling the coordination of project activities; documentation of contracts and subcontract negotiations and execution; establishment and maintenance of a cohesive project CPM schedule; and post project construction activities. Responsibilities also include providing information and ongoing communication to team members, as the project warrants.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

General Items:

  • Responsible for ensuring job specific records are organized, maintained and are current.
  • Maintain/monitor customer relations including project/progress meetings, site visits and project related correspondence.
  • Develop and provide management reports as required by the senior management.
  • Prepare for, attend and take minutes at company and project related meetings.

Pre-Construction Activities:

  • Assist Project Coordinator in arranging for and coordinating jobsite mobilization and start up.
  • Become familiar with and maintain knowledge of all project plans, specifications and submittals.
  • Ensure that all project plans and information is maintained at the project site as well as in Procore on-line system.
  • Maintain MSDS manuals for Etco and subcontractors.
  • Ensure that safety plans for all subcontractors are onsite and implemented.
  • Ensure that all required subcontractor bonds are received timely and complete.
  • Coordinate with Contract Administrator to obtain updates on insurance compliance for sub-contractors.

Construction Activities:

  • Assist the PM in the preparation, negotiation, submission, and tracking of contract related transactions including Change Orders and Proposed Change Orders from suppliers, subcontractors, and owners.
  • Process submittals, RFI’s, transmittals, as the project requires.
  • In coordination with PM, maintain submittal, RFI, PCO, and CO logs to ensure they are current and correct.
  • Work with PM to ensure coordination drawings are completed as required by the contract documents and are submitted timely to avoid delays/conflict with the work onsite.
  • Work with both Superintendent and PM to ensure materials arrive onsite when needed.
  • Prepare closeout documentation including as-builts, O&M’s and warranties.
  • Become familiar with, file, and maintain final scope (Contract Addendums) both on-line and in the field office and be prepared to respond to PM and Superintendent inquires.
  • Assist in answering questions or addressing problems from trade contractors and suppliers in terms of forms, contracts and requirements.
  • Ensure that contracts of all trade contractors/suppliers are in accordance with established Company guidelines.
  • Provide support to the accounts payable department when questions or concerns arise regarding conflicting invoice and work order amounts.
  • Develop and provide management reports as required by the senior management.
  • Assist in research, analysis and noticing of any breaches of contract by trade contractors as directed by the PM.

EDUCATION AND EXPERIENCE:

It is preferred that an Assistant Project Manager have a Bachelor of Science degree in an engineering discipline, engineering technology or construction management, or Associate of Arts degree in construction management or related field and minimum of 3 years’ contract administration related to residential construction. Additional years of experience may be substituted for Bachelor or Associates degree.

  • Experience in high-end luxury housing projects is preferred.
  • Ability to communicate effectively both verbally and in writing.
  • Must have a thorough understanding of construction drawings and contracts.
  • Must be detail-oriented, organized and possess strong analytical and quantitative skills.
  • Love of learning and a desire for personal growth are essential.
  • Team player with strong interpersonal and communication skills.
